Dallas, TX, October 23, 2025 – Partners Capital, the investment platform of Partners Real Estate, announced today the completion of a significant renovation of the historic Westcliff Shopping Center in Fort Worth, Texas. The project, which began in December 2024, revitalized a 22,000-sq.-ft. portion of the retail center’s facade, restoring its original character while introducing modern updates.
Partners Capital acquired the 134,750-sq.-ft. grocery-anchored shopping center in late 2023 as the first property for its Opportunity Fund V. When due diligence revealed the building’s original 1950s cast-stone facade perfectly preserved behind a 1970s-era metal roof, the renovation’s vision immediately shifted to a mission of historical preservation.

“Peeling back the metal roof and uncovering the original cast-stone facade—complete with original Green Stamp signs—felt like opening a time capsule,” said Kayla Kerscher, VP of Capital Projects & Design for Partners Capital.
The project’s goal was to honor Fort Worth’s timeless North Texas style and allow the center to once again blend seamlessly with the surrounding historic neighborhood. Partners Capital preserved, cleaned, and refinished the cast stone, installed a sleek, modern canopy that closely resembled the original, and incorporated technologically modern touches like LED lighting. Additional upgrades were also made to current storefronts and tenant signage, signaling a holistic commitment to the property.
Local architect Ryan McGuire of M3 Studio, who has been a patron of the center since 2005, expressed his gratification with the outcome. “When asked to look into supporting the facade renovation of Ace and finding the original cast stone, I knew immediately that there was no reason the original glory of the facade couldn’t be restored,” said Mr. McGuire. “After about a year and a half, I am beyond grateful to be able to see the restoration complete.”
The Westcliff Shopping Center’s strategic location, just steps from Texas Christian University (TCU), positions it at the heart of a vibrant, historic, and highly sought-after community. The neighborhood is known for its Tudor and mid-century modern homes and is recognized as one of Fort Worth’s premier neighborhoods, ranked #4 locally. The property’s final adjustments to lighting and signage are set for completion at the end of September.
The project was designed by M3 Studio, and Sendero Resource Group was the general contractor.
