Atlanta, GA, March 17, 2025 – Partners Capital, the investment platform of Partners Real Estate, announced it has acquired the Courtyard by Marriott Atlanta Buckhead, a 181-room hotel located in Atlanta, Georgia. This hotel is the second property to be acquired by Partners Capital’s Hospitality Fund I, which launched in June 2023.

“The acquisition of the Courtyard by Marriott Atlanta Buckhead is a testament to our confidence in the Atlanta market, and we were fortunate to get a fully renovated, institutional-grade asset in one of the city’s most prominent areas,” said Adam Lair, Managing Director of Hospitality Investments. “With the continued recovery of corporate and group demand, we believe Atlanta is primed for near-term growth. A World Cup and Super Bowl on the horizon and a growing return-to-office trend only add to our conviction.”

Partners Hospitality Fund I is Partners Capital’s investment strategy focused on assembling a portfolio of premium-branded select-service and extended-stay hotels in high-growth markets throughout the Sunbelt. Its first acquisition was a Hilton Garden Inn located in the Austin, Texas MSA. Accredited investors can invest in Hospitality Fund I—and all of Partners Capital’s current offerings—directly through the Partners Finance digital investment platform.

“Courtyard by Marriott Atlanta Buckhead is an ideal addition to our Hospitality Fund I portfolio–a Marriott-branded asset in a high-barrier-to-entry, highly desirable neighborhood of a Top 10 MSA” said Andrew Pappas, President of Partners Capital. “Additionally, the hotel’s recent renovation and a long-term commitment from Marriott give us the perfect starting point to add value for our investors.”

Courtyard by Marriott Atlanta Buckhead is located at 3332 Peachtree Rd NE. It has 10 floors, 1,521 sq. ft. of meeting space, and was built in 1996.

The purchase of Courtyard by Marriott Atlanta Buckhead for its Hospitality Fund I comes on the heels of Partners Capital’s latest acquisition for its Opportunity Fund V, Dixie Farm Business Park, which closed in January 2025.

During the last eight years, Partners Capital has sponsored seven investment funds across three investment strategies and completed more than $600 million in transactions. Its current portfolio includes more than 1.4 million sq. ft. of properties throughout major markets in Texas and the Southeast.
