Waco, TX, September 30, 2026 – Partners Land Fund I, the land investment vehicle sponsored by Partners Capital, the investment platform of Partners Real Estate (“Partners”), announced today the sale of a 16.7-acre parcel at Waco Gateway Park to Partners Development Company, Partners’ development arm. The transaction, which closed in August, is the first major industrial sale to trade out of the 153-acre site, which was the first acquisition made by the fund in November 2023, when the property was zoned entirely for light industrial use.
Land Fund I will apply the sale proceeds to fund the construction of the park’s infrastructure, including the extension of Gateway Boulevard, connecting Bagby Avenue and the City of Waco’s primary industrial corridor directly to Interstate 35 through the middle of the park, as well as municipal utilities throughout.
“Rezoning Waco Gateway Park for commercial and high-density residential is what lets the park serve more than one kind of user,” said Dan Moody, Partner and Managing Director of Partners’ Land Fund. “Extending Gateway Boulevard to I-35 and running municipal utilities through the development is the work that makes the remaining sites buildable, and it is what we committed to our investors and to the City of Waco. These sales to Partners Development and previously to CarMax solidify the development as one of the City of Waco’s premier destinations for industrial and commercial users.”
The sale follows the fund’s first disposition at Waco Gateway, a 4.74-acre parcel along the Interstate 35 feeder road that closed to CarMax in April 2026.
Partners Capital has completed more than $950 million in transactions over the past decade, sponsoring nine investment funds across three strategies, and its portfolio totals more than 2.28 million sq. ft. across key markets in Texas and the Southeast.
