Houston, TX, December 19, 2024 – Partners Capital, the investment platform of Partners Real Estate (“Partners”), is pleased to announce it has fully realized its Opportunity Fund II portfolio following the recent sale of San Marcos Place in San Marcos, Texas. The fund was launched in November 2017 in order to acquire and reposition a portfolio of commercial properties across Texas.

“Fund II’s journey has been a rewarding one, with consistent performance and steady returns for our investors,” said Andrew Pappas, Partner and President of Partners Capital. “Our focus on value-driven investments in high-growth markets enabled us to achieve a 15.6% average net investor IRR and a 1.8x average net investor equity multiple. We’re proud to have met our objectives for this fund and delivered meaningful results to our investors.”

Opportunity Fund II encompassed a diverse portfolio of five retail and industrial properties totaling 433,699 sq. ft. and $49 million in total value. Each asset was carefully selected to maximize returns through disciplined management and strategic improvements.

The Partners Capital Opportunity Fund has had a busy year. The platform closed out both its Fund II and Fund III portfolios; added Old Town Spring Business Park, Monterey Tech and Dixie Farm Business Park to the Opportunity Fund V portfolio; and recently put two new Fund V acquisitions under contract. Fund V targets high-quality industrial, retail, and office assets in major Texas and southeastern U.S. markets. Accredited investors can invest directly in Fund V and other current offerings through the Partners Finance digital investment platform. Fundraising for Fund V is expected to close in early 2025.

During the last eight years, Partners Capital has sponsored seven investment funds across three investment strategies and completed more than $600 million in transactions. Its current portfolio includes more than 1.4 million sq. ft. of properties throughout major markets in Texas and the Southeast.
