The deal was led by Preston Browne, Senior Associate, and Scott Lunine, Partner in the Investment Sales division of Partners Real Estate.
The transaction closed at $125,000 per unit, significantly exceeding the seller’s prior pricing of the property at $95,000 per unit. The sale reflects strong buyer demand generated through a disciplined, open-market marketing process that reached investors on a local, regional, national, and international basis.
“This transaction demonstrates what can be achieved when pricing is aligned with true market depth rather than speculation,” said Mr. Lunine. “By expanding the buyer pool and implementing rigorous front-end qualification, we were able to create competitive tension and deliver a materially higher outcome for the client.”
More than 100 confidentiality agreements were executed during the marketing campaign, resulting in multiple qualified offers. The buyer was sourced through a cooperating broker and was located outside the seller’s prior geographic reach, underscoring the value of broad market exposure and broker collaboration.
