The Wideman Company, one of downtown Houston’s fastest-rising owners, has tapped Partners Real Estate to lead leasing at the 834,000-sq.-ft., Class-A TotalEnergies Tower at 1201 Louisiana, its second major downtown tower in two years.

Houston, TX, July 28, 2026–Partners Real Estate (“Partners”)—one of the largest privately-held and independently-owned full-service commercial real estate firms in the U.S.—has been selected by The Wideman Company to lead leasing efforts for TotalEnergies Tower, a Class-A, 834,000-sq.-ft. office tower and one of the most recognizable addresses on the downtown Houston skyline, spanning 35 stories at 1201 Louisiana St.

The assignment marks Wideman’s second major downtown Houston tower in two years and deepens the firm’s conviction in the urban core. Wideman acquired the historic Jones on Main, the nearly one-million-sq.-ft. complex at 712 & 708 Main St., in 2024 and tapped Partners to lead leasing there that fall. With the addition of TotalEnergies Tower, the company’s downtown portfolio now approaches two million sq. ft., making Wideman one of the fastest-rising private owners of office space in downtown Houston.

Vince Strake and Lesley Rice of Partners, the same team leading the resurgence at Jones on Main, will lead leasing initiatives for the property as ownership embarks on a bold reinvention of the tower’s tenant experience, from a reborn Petroleum Club to expanded community programming and building-wide upgrades.

At Jones on Main, the Wideman playbook is already delivering. The building has recorded more than 190,000 sq. ft. of leasing since Wideman acquired it in 2024, a steady run of new deals, expansions and renewals supported by spec suites that pair the buildings historic character with modern, move-in-ready design. Wideman has also dramatically upgraded the ground-floor Finn Hall, relaunched as The Finn, a chef-driven dining destination featuring a curated lineup of local culinary concepts and one of downtown’s largest outdoor patios, while concierge-level tenant events fill The Veranda rooftop terrace and the historic Heritage Hall.

TotalEnergies Tower has long commanded a presence on the Houston skyline. Now, ownership is writing its next chapter by pairing the building’s history and stature with a bold, forward-looking vision for how tenants work, connect and gather. The tower is being reintroduced not simply as an office address, but as one of downtown Houston’s most vibrant destinations.

TotalEnergies Tower rises 35 stories and over 518 feet, and has been a fixture of the downtown skyline for more than five decades. Its all-glass façade floods the interior with natural light, and the tower’s lobby underwent a major renovation in 2020. Under new ownership, the focus now turns to the tenant experience, reimagining what it feels like to work in the building every day, from the moment tenants arrive in the lobby to the programming that fills their week.

The tower has earned LEED Gold and BOMA 360 certifications for its standards in efficiency and operations, and that same level of investment carries through to an amenity suite built to rival any address downtown. The Refinery fitness center, a full conference facility with catering kitchen, and bike parking are all part of the package, alongside onsite dining at Island Kitchen and tunnel access to more than 35 nearby restaurants.

Nowhere is that vision more apparent than The Petroleum Club, one of Houston’s most storied private clubs, located on the top floor. Building ownership is now opening the club experience to far greater tenant use, including a private bar reserved exclusively for building tenants.
