Houston, TX, October 20, 2025 – Partners Real Estate (“Partners”)—one of the largest privately-held and independently-owned full-service commercial real estate firms in the U.S.—has been selected as the exclusive leasing agency for 801 Travis, a 21-story, 222,192-sq.-ft. building in the heart of downtown Houston.

The leasing efforts for 801 Travis will be led by Partners’ Office Agency Leasing broker and Senior Vice President, Diana Bridger.
“Ownership recognized the immense potential of 801 Travis from the outset,” said Morris Chen, the Asset Manager for 801 Travis. “The decision to purchase this asset was driven by its outstanding location in the dynamic core of Downtown Houston, which provides unparalleled connectivity and access to first-class amenities.”
Prominently located at the corner of Rusk and Travis Streets in Houston’s Central Business District, 801 Travis is distinctively connected by tunnel and sky bridge to the luxurious JW Marriott Downtown Houston Hotel, located adjacent to 801 Travis. The hotel provides 801 Travis tenants with exclusive partnerships and seamless access to its state-of-the-art amenities including the fitness center and event spaces, impeccable concierge services, and signature offerings including the acclaimed Main Kitchen restaurant, also available for in-suite dining, and the full-service Spa by JW. The Building offers direct access to Houston’s 6-mile tunnel system for a variety of walkable retail and dining options, including Understory in Bank of America Tower and Finn Hall at Jones on Main. The Building’s central location provides easy access to several of Downtown’s mixed-use and entertainment venues including Discovery Green, The Highlight at Houston Center, Toyota Center, Daikin Park, and the Theater District, among others.
“I am thrilled about this new assignment at 801 Travis,” said Ms. Bridger. “Ownership is motivated to increase building occupancy and this building is perfectly positioned to capitalize on Downtown Houston’s vibrancy. I see endless possibilities for attracting a new generation of tenants who value a uniquely amenitized workplace. We look forward to executing a fresh leasing strategy that highlights everything this Building has to offer.”
Building ownership is currently in talks to potentially upgrade 801 Travis with enhancements specifically designed to preserve its unique boutique feel while introducing modern amenities. The focus of the potential upgrades is to ensure the building continues to offer a premier, customized tenant experience in the heart of Downtown Houston.
This assignment comes on the heels of a busy year for Partners’ Houston Office Agency Leasing team, which saw the arrival of Chip Colvill and team last spring. Adding 801 Travis to its portfolio solidifies the team’s market leadership. The group’s current assignments include premiere downtown assets such as 1100 Louisiana, Texas Tower, and 717 Texas, bringing Partner’s total leasing responsibility in the Downtown Houston market to over 30% of the office inventory.
