Rockdale, TX– May 14, 2026 – The Rockdale Municipal Development District (RMDD) has authorized the execution of a memorandum of understanding with Partners—a private, partnership-led, fully integrated commercial real estate firm and one of the largest privately held CRE companies in Texas—to serve as master developer of the 100-acre Rockdale Industrial Park, a new Class A, multi-tenant industrial development on FM 908 N, just north of downtown Rockdale.
The RMDD acquired the FM 908 N site in fall 2025 with the express intent of developing a Class A industrial park capable of competing for the manufacturers, suppliers, and logistics users moving into the Central Texas corridor. Following the acquisition, the District annexed the property into the City of Rockdale and secured industrial zoning.
“We acquired this site with a clear thesis: the next phase of growth in Central Texas industrial isn’t only about the anchor tenants—it’s about the ecosystem of suppliers, fabricators, and service partners that follow them,” said Nathan Bland, Board Director of the Rockdale Municipal Development District.
The project is timed to capitalize on a wave of large-scale industrial investment reshaping the region, including Samsung’s semiconductor manufacturing campus in nearby Taylor and T1 Energy’s solar manufacturing facility in Milam County.
“Partners’ fully integrated platform—development capability paired with brokerage coverage across Texas industrial markets—gives us a partner who can both build the park and bring the users to fill it,” said Jim Gibson, Executive Director of the Rockdale MDD.
“Partners is honored to have been selected by the City of Rockdale for this transformational project,” said Mitchell Hanzik, Partner and Managing Director of Partners Development, Texas. “We are excited to leverage our integrated services, investments, and development platform to capture demand and catalyze an industrial ecosystem that benefits both the community and investors.”
This win builds on continued substantive growth and activity that Partners has been a catalyst for in the Taylor area, including the 366,115-sq.-ft. full-building lease signed by Compal Electronics, a leading Taiwanese electronics manufacturer, at TaylorPort Rail Park, that was recognized as CoStar’s Austin Market Lease of the Year for its 2025 Impact Awards; the groundbreaking at Onion Creek Trade Center, a premium multi-phased industrial park located in Buda, Texas, formerly known as South Austin Commerce Center; and the leasing assignment for the recently rebranded TriTexas Logistics Park, a premier ±2,000-acre master-planned industrial development located in San Marcos, Texas
