Houston, Texas, October 7, 2025 — TGS Cedar Port Partners, L.P. has successfully pre-leased the entire TGS Cedar Port DC 9 distribution center currently under construction within TGS Cedar Port Industrial Park. The pre-lease underscores the ongoing demand for well-located, high-quality industrial space and further strengthens Cedar Port’s reputation as a premier destination for large-scale distribution operations.
Strategically located at 5300 E. McKinney Road in Baytown, Texas, DC 9 is a 420,510-square-foot, cross-dock distribution facility being developed on approximately 23 acres. Once completed, the facility will feature impressive 50’ tall curtain wall glazing on three corners, 40-foot clear height, 8-inch slab, LED warehouse lighting, an ESFR sprinkler system, 185’ truck courts, ample parking for cars and trailers, and ring road access on all sides of the building. Its location provides direct access to Port Houston’s container terminals and major regional highways, making it ideal for efficient supply chain and logistics operations.

On the heels of the DC 9 pre-lease, TGS Cedar Port has broken ground on DC 10, also 420,510-square-foot distribution center situated directly east of DC 9. DC10, almost identical to DC9, will feature all the same above market specifications. Scheduled for completion in Q1 2026, DC 10 will include a 7,000-square-foot two-story speculative office design, 40-foot clear height, 8-inch slab, 185’ truck courts, ring roads, and substantial car and trailer parking. TGS has begun marketing DC10 for lease or sale to end users.
In addition to vertical development, land activity within the park continues to accelerate. TGS Cedar Port Partners recently completed the sale of 25 acres to Abundia Global Impact Group, LLC, and finalized an 85-acre, 14-acre, and 6 acre improved outdoor storage leases with three separate general contractors, reflecting ongoing interest from diverse industrial users needing stabilized yard space near Cedar Port’s barge dock and premier highway access.
Cedar Port’s rail infrastructure is also expanding rapidly. Following the completion of a 900-railcar expansion in 2024, the park now has capacity for over 5,500 railcars. An additional 1,000 railcar spaces are currently under development to support continued growth with over 500 additional spaces being complete by the end of 2025.
