San Marcos, TX, February 6, 2024 – Partners Capital, the investment platform of Partners Real Estate, announced it has acquired the Hilton Garden Inn San Marcos, a 107-room hotel located in San Marcos, Texas. This hotel is the first acquisition by Partners Capital’s Hospitality Fund I, which launched in June 2023.

“Our fund has been especially focused on the I-35 corridor between Austin and San Antonio since its inception, given the dramatic growth of the region, and we were fortunate to find an institutional-grade asset in a strong market like San Marcos,” said Adam Lair, Managing Director of Hospitality Fund I. “We see tremendous upside potential in the Hilton Garden Inn and look forward to executing on that immediately. ”

Partners Hospitality Fund I is focused on assembling a portfolio of Marriott-, Hilton-, Hyatt-, and IHG-branded limited-service, select-service, and extended-stay hotels in high-growth markets throughout the Sunbelt. Accredited investors can invest in Hospitality Fund I—and all of Partners Capital’s current offerings—directly through the Partners Finance digital investment platform.

“As we celebrate a significant milestone with the off-market acquisition of the Hilton Garden Inn in San Marcos, Texas, Partners Capital’s Hospitality Fund I marks its inaugural success,” stated Andrew Pappas, President of Partners Capital. ” This investment exemplifies our dedication to identifying and capitalizing on opportunities that not only meet but exceed the expectations of our investors.”

During the last eight years, Partners Capital has sponsored seven investment funds across three investment strategies and completed more than $500 million in transaction volume. Its current portfolio comprises more than 1.4 million sq. ft. of properties located throughout Texas’ major markets. Prior to acquiring the Hilton Garden Inn in San Marcos, Partners Capital recently completed the first acquisition in its Land Fund I, purchasing Waco Gateway Park, Partners Land Fund I’s first acquisition.
