Steve Garza, Dan Gostylo, and Phil Crane join Partners’ San Antonio office as partners in the company

Houston, TX, January 4, 2022 – Partners Real Estate (“Partners”), one of the largest independent commercial real estate firms in Texas—and the company formerly known as NAI Partners—today announced that Providence Commercial Real Estate Services, a highly-esteemed longstanding icon of the San Antonio commercial real estate industry has been acquired by Partners Real Estate.

Steve Garza, Dan Gostylo, and Phil Crane—Providence’s founders—have joined Partners Real Estate as partners. During the course of their careers, the Providence team has completed over 10 million sq. ft. of transactions on behalf of their clients. High-profile clients have included Time Warner Cable, IBM, Allstate, and up-and-coming San Antonio-based craft brewery Weathered Souls Brewing Company.

“The growth of our San Antonio office has been strong,” said Jon Silberman, Managing Partner of partners Real Estate. “From starting as a three-person operation, to a growing 25-plus person office with seven partners as of this announcement and responsible for a substantial percentage of our annual revenue has been rewarding. To have some of the most successful and well-regarded brokers in San Antonio in Steve, Dan, and Phil, not only merge into our firm—but join us at the Partner level—speaks volumes about their careers, achievements, and the incredible efforts of our San Antonio office in building Partners into an Alamo City powerhouse.”

Mr. Garza, previously a co-founder and shareholder of Providence Commercial Real Estate Services, has over 36 years of experience specializing in tenant representation, sales, and leasing of office and industrial properties. He serves as a board member in various professional and civic organizations, including the San Antonio Economic Development Foundation and the MD Anderson–Mays Cancer Center.

“When you’ve accumulated the real estate experience we collectively have, you know intrinsically that relationships are everything and we are well-alligned with Partners in our commitment to being relationship driven,” said Mr. Garza. “We’re deeply grateful to the many folks in San Antonio that have trusted us to take care of their real estate needs time and again, and now that we can leverage the power of Partners’ platform, especially its project management, valuation advisory, property management, and development capabilities, our client service delivery will be the most all-encompassing and robust it has ever been.”

Mr. Gostylo, previously a co-founder and shareholder of Providence Commercial Real Estate Services, has over 36 years of commercial real estate experience, specializing in the sale, acquisition, and leasing of commercial properties. Mr. Gostylo is a member of the San Antonio Economic Development Foundation and the Real Estate Council of San Antonio.

“Providence has been the opportunity of a lifetime for us. We built this company from the ground up, and we would never have achieved the success we did without our incredible clients,” said Mr. Gostylo. “We’re also thrilled to start this exciting next chapter in our careers, and partnering with the professionals at Partners—who are among the best folks we’ve ever met in our decades-long careers in the business—will ensure our customers receive the most exceptional real estate services available. We see the great future of Partners.”

Mr. Crane, previously a shareholder of Providence Commercial Real Estate Services, has over 40 years of experience in commercial real estate specializing in land acquisitions and sales, emphasizing site acquisitions for developers and users. He is a former President of the Real Estate Council of San Antonio and the CCIM Institute’s San Antonio chapter.

“What really drew us to Partners was the people,” said Mr. Crane. “The company culture was apparent from the very first conversation. This is a group that genuinely enjoys being in business together and collaborating to ensure the firm’s clients’ every possible commercial real estate need is met. In many ways this is a continuation of what we’ve built at Providence, only at a much grander scale.”

The addition of Mr. Garza, Mr. Gostylo and Mr. Crane to the Partners team comes on the heels of a busy few months for the company, which not only rebranded in September but also recently announced the opening of its Dallas office and expansion into North Texas commercial real estate markets.
